Example of a written resume for students of higher learning

This is a first lesson for students of higher learning.  Especially for those students in the Kementerian Pelajaran, please note that our first lesson in how to write a proper resume is by using other people’s resume as an example. To make this a worthwhile lesson, we use an example in the resume from P. Kamalanathan, the so famous politician cum public relation officer in the government.

A first test on a crisis management for P. Kamalanathan‘s so well acclaimed experience in the public relation is the toilet cum the bathing room cum the canteen.

P Kamalanathan in his public resume wrote,

“I have the ability to assess the situation from inside and outside the organization as all stakeholders might perceive it and at the same time would be able to identify the techniques needed to solve or prevent a crisis before it blows out of context.

Probably all persons would have written the above sentence and perhaps it is a normal resume when you want to elaborate your experience in the public relation issue that is involving a crisis management.

Oh well, I would probably write the same thing if I were to get a job for any public relation work in any company, but when I get into problems which are fully described as in my resume, I would make certain my written statement as in the resume fits that of my experience. As a teacher, however, I won’t recommend you to do that. I certainly like to say, I will do what ever a man can do, just like a professional would normally do.

Otherwise, you know, one who is without the necessary experience would jump into making a biased conclusion before asessing of the situation from inside and outside by saying ” Menjadikan bilek persalinan sebagai tempat makan sementara untuk para pelajar bukan beragama Islam pada bulan Ramadan adalah tidak sesuai sama sekali. Perkara ini tidak harus berlaku. Saya kecewa.

All stakeholders might perceive it. Forget about the protocol here, whether you need to ask your boss before voicing out the word of frustration as the whole issue involve Indian’s stakeholders or not. Whose stakeholder is this resume resumed to?. When he did a cursory inspection later the next day, we heard the tone of the voice was a bit mild. In that he had identified the techniques needed to solve or prevent a crisis before it blew out of context. Oh well, it had blown out of context after all.

In our example, the writer of the resume, as informed via the media,  solved the whole problems affecting toilet cum canteen by issuing a cheque for RM10, 000. Probably in Malaysia, that is the best solution for all critical issues. Give money.

For students, writing a resume is a very important exercise. Please make sure what you have written was the whole truth of your capability. If you’re not capable at certain level, please say so. Make sure the written statements don’t lie. At any time, your real work during a crisis would prove whether what written are the whole truth or the whole lie.

Students; as a test for today’s lesson, please write your resume containing the whole truth about yourself, and hand it over to my pigeon box by 10 am tomorrow morning. Anybody who submits it late, a penalty of  RM10,000 will be imposed and added to to your tuition fee. Okay. Bye, Good day, and see ya all tomorrow.

Setiap hari.

Kris (keris) and scabbard (Museum Volkenkunde,...

Kris (keris) and scabbard (Museum Volkenkunde, Leiden, NL) (Photo credit: Wikipedia)

Baru betul boss.

Apa pulak British benarkan kita pakai keris semasa kenduri khawin dan bersanding sahaja. Keris ini tak payah tunjuk di persandingan. Keris lain yang harus di pamerkan.

What are the benefits in 1Malaysia?

Let us go through the list of benefits you get under our government‘s offer in the famous 1Malaysia.

The benefits under 1Malaysia initiative are as follows: –

Link First Malaysia Initiative.

In the UK, the benefits for the British citizen  are as as follow:-

Link UK Citizen Benefits

The differences in benefits between the two countries, in my view are:-

  1. Britain is giving the benefit before spending, that means, you get the benefits if you are eligible before you are spending it,
  2. Malaysia, you get the benefit when you are spending your own money.

When I was working in the UK, I had a national insurance, where a small sum of money was deducted from my salary every week. I was entitled to a Child Benefit when I had a child through HMS, which was at a reasonable sum of money to buy milk and other foods at current price. I had money paid to me every week at the post office, that means, I could spend the money buying food and milk for my child, and not buying with my money and get a discount as a benefit as in 1Malaysian initiative.

Who gets the government benefits as a discount, and why doesn’t the government give us a choice to select the vendors who were given a discount under the 1Malaysia initiative?. For example if we don’t like 1Malaysia Shop, can we get the benefit and buy goods or services at a Malay store instead?.

So, which one is better, you have your benefits as entitled and spend the money under the scheme, or you must spend your own money first before and only you will get the benefits, as in 1Malaysia opportunity?.

What happen when you don’t have money to spend, and what happen to the benefits?. Can you make a claim for the benefit you are entitled under the initiative?.

House price is very expensive and home is beyond my mean by buying one. Can I have the home allowance to cover the rent which is beyond my means?. After all it is the government duty to make sure home price stays at a low-cost price.

Is there any difference between ordinary citizens and the citizens who are working with government. What we have ascertained that all government workers are provided with all sorts of benefits. Are government officers above us the ordinary citizen?. And if they are, why?

So, what is the good thing about 1Malaysia opportunity that it has been aired over and over around the country.

Is it a cash rebate of RM500 under BR1M, which is performed once a year?. This is the only benefit that we can use to buy extra needed goods or services, such as paying rent.

So what is 1Malaysia anyway?. To which group of citizen that it really provides the benefits? Why doesn’t the government give the money as the benefits first and we spend when we want the good and services under the initiatives? Why 1Malaysia initiative is so funny in that you need to spend and get a discount. I could get a discount card anywhere in the UK.

Goose that lays eggs but eats egg itself!! No one and nothing else. Of Jonker and Petaling Streets.

English: Rows of shop in Petaling Street

English: Rows of shop in Petaling Street (Photo credit: Wikipedia)

Some critics say people or companies that use Jonker Street to display homemade products or counterfeits and sell them to foreign tourists or visitors at exorbitant price make enough money to support their family for years. When the road and its surrounding alleys were to be opened  to the public and road users on every Friday, Saturday and Sunday, it brought some relief to city’s drivers but a great disappointment to these people and companies who had laid eggs for years but, as many observers believed very little were given to the government coffer as taxation.

Taxation is for a legal business entity, and when the businesses aren’t, there isn’t taxed. When people are making money, and the money received is from an illegal business entity there is always a form of corruption, from either side of the coin.

Petaling Street, for example, is another venue where counterfeits are aplenty, from designer clothes to imitation watches, bags, and sometimes sex video, which by the reckoning of our police forces, are prohibited for anyone to distribute, what more selling them in public.

As the towns and cities of this country are full of commercial crazy-minded Chinese and disloyal to the present administration, they would do anything that makes money and disappear with it. It appears that they get freed every time when get caught, as if the laws are only for serious offenders, and selling counterfeit or imitation goods isn’t a serious criminal offense.

If that’s not a serious crime, the offenders; traders and individuals are free to make millions from their activities that not only seriously inflict injuries to buyers, foreign tourists and local visitors alike, when buying products at exorbitant price for something not worth a dime but also it allows a lawlessness in trading of counterfeits and imitation products.

This final effect on the users is the main concern of many NGOs which want these so-called China Towns of already China towns or Cities of Malaysia to be closed.

By closing them, some critics say the government is looming to punish them for not voting the government. But the truth is these activities have been active over years, and enough is enough. Even many of these people or companies who are trading in these areas have the money to support anti government NGOs or do other criminal or vice activities in the surrounding areas.

In my opinion, we should give up the crime, petty or not, at source. If there are enough evidences to these accusations please close them down.  Why do we need a goose that lays eggs but eats the egg itself?.  It doesn’t serve the society any good.

Saya pun puji Nazir, seperti Lim Guang Eng cakap.

Saya puji Nasir Razak.

Bukan sebab dia tu Melayu maka CIMB jadi besar dan terkenal serta menduduki tempat kedua perbankan selepas Malayan Banking di Malaysia. Sebab dia pandai lah.

Dulu siapa hendak buka akaun di Bank of Commerce. Tiada siapa.

Bukan sebab dia tu Melayu, you know, kerajaan beri mereka berbagai bagai kemudahan seperti menjadi bank peneraju penyenaraian Synergy. Ratus million mendapat fee. Bukan sebab dia Melayu kerajaan beri dia handle penyenaraian FGV Felda.

Engkau ingat senangkah hendak beli sebuah bank? Bukan sebab dia tu Melayu maka boleh beli BoC. Sebab dia pakar, boleh beli lah. Engkau pakar apa? Hendak pinjam bank pun nama tak boleh pakai. Blacklist. Jadi engkau terfikir hendak beli bank?. Fikir baik baik sikit bro.

Sebab dia tu pandai.

Pandai Melayu sikit saja. Pandai lah China lagi. Apa macam?.  Kita belum ada Melayu gaji 300 juta setahun.

PS: Aku Cindia. China campur India. Pun tak leh pakai.

Indirect Property Investment – against, Direct Property Investment

“Unless you are an expert property man, or, a company which has knowledge in the property management, then direct property investments are a good choice against any other reliable investments, such as bond, sukuk, fixed interest, annual sinking fund, or stocks. KWAP and EPF would prefer government bonds or property company stocks than selecting direct property investments for obvious reason, cash is unavailable in a very short time.”

“The most common characteristic of direct property investment is its unreliability when cash is in need. It will take time to sell and must have in-depth analysis and a proper valuation for a suitable sale of the property. It also involves management which will eventually cost money, time and energy to make the premises in the building achieves the investment return a company so desires to accomplice.”

“It requires a prime area, as a direct property investment is a professional choice without such advice from the professionals the investment would turn sour especially true in time when the property cycle is already at its highest curve. ”

“The type of property that is normally selected for trust funds in this country is commercial, and they seldom invest in residential units unless they are unique or classified as boutique, where demand for such space is always there irrespective of the economic environment, such as a residence suitable for corporate tenants or embassies on long leases.”

“Nevertheless, trust funds do not normally buy a residential property and they prefer a commercial property as it gives the highest returns over the capital value of the investment, such as 7 to 8%. So far the highest return (dividend) achieved by a trust fund among 14 available trust funds in this country is 10.49% (Am First), whilst the lowest is at 2.96% (CMMT).”

Indirect property investments are a new product in this country but they are the safest bet for investment and easy to keep up when cash is in need. You can sell the property share anytime and you still will receive incomes as well capital growth. Less hustle for corporate people who have little time to think of property management themselves as the trust funds normally engage professional property managers to manage the assets on behalf of the unit holders.”

“A good choice of the type of residential property which is very common is a bungalow unit in a less emerging area, the area in which supply of new units is not predicted to come on stream within the next couple of years. This is to make sure return such as rental income will be stable for at least 5 years.”

“As property management is still a brand new thing in this country, a condominium investment is a bit risky in that although known investments in condominium sustain a much high return, they too suffer during the property bubble and suffer the most especially when maintenance fees become too large compared against rental incomes which are dropping during that time.”

‘Unless it is located in a prime area of the city that has ample facilities such as good restaurants, hospitals, very close to offices, has a good transport or traffic circulation and  a pool of good quality retail outlets, those of the international standard, then the investment in condominium is seems as a risky one.”

A good example was when demand started declining in early 2009, some investors in condominiums in the parameters of KLCC area were experiencing a price drop as much as 40%, nevertheless  as demand for space from the local was still buoyant, the investors were still lucky to remain with the investments in their hand and able to recoup their original purchase price in the time when the economy was on the upturn again of late.”

“So a direct property investment requires an in-depth property knowledge, experience in property asset management, and a right advice to type of property which is on the trend in the market. It can never be made on hear-say type of investment, such as happening in Bukit Beruntung developments years ago.”

“Thank you”.

“See you again next time. Good luck with your investment. “

A government agency kata, tahun 2009 GDP adalah 7.2%, tu dah makan vigra.

Another RM10 billion atau RM100 billion pun tak per. Bukan duit dia, duit kita. Kita kan TERAMATLAH terkaya!!. Pendek kata kalah lah raja raja Arab Saudi. Wak peduli aper meh!!.

Caj permajuan – development charges Selangor Region

Selangor government under Pakatan has imposed a 30% development charges on all improvements that it has allowed on any development land within Selangor.

Caj Permajuan 2010, indicates that all approved planning permissions such as change of land use, change of density over the approved planning permission and approved extra  floor area or space would attract a developement charge and existing Majlis Perbandaran and Majlis Daerah would be permitted to charge a 30% fee and a 20% of the difference in value due to the permissions are  being granted.

That  means all planning permissions  on change of landuse, density and floor space obtained at Majlis Perbandaran now are subjected to taxes of 30% on the differences in the capital value before planning permission and after planning is granted.

On planning permission to the  change of land use, the  differences in the capital value which is current OMV of the proposed change of land use of the land and the exiting value of the land is taxable at 30%. Assuming land under agriculture is RM100,000 and under new approved landus say building which could be say RM200,000, the taxable amount for planning permission is RM30,000 which is 30% of RM100,000 the diference of the two values.  In cases where the land is located in Majlis Daerah the amount chargeable is at 20% or RM20,000.

Permission to increase the density and floor space too are subject to the above tax.

Business today’s just like uncut pubic hairs, hay-wired everywhere.

Business in this country since new incorporation is growing like uncut pubic hairs, hay wiring to the sides and reaching your stomach at full length.

All big deals involving government and its GLC may probably stem from the brokerage department of CIMB. Or thereabout, as they seem to suggest. Or can anyone there in the business circle tells where the deals have started to grow from? We don’t seem to catch the news.

Anyway, banks are also a good place to do brokering jobs nowadays, well, they wasn’t used to be that way before not during the time when we were in some of the banks. It is good for the nation if other can’t do it, why stop banks to do such a thing huh?.

Value is a problem, or Valuer is a problem?

Let us see the magic in property valuation, how a value of land can be different from one angle to another angle.

I have just read some versions of the story behind the failure in Free Trade Zone Pulau Indah, where there were disputes over the value of the land between seller Kuala Dimensi Sdn Bhd and the buyer, the government.

First of all, from what I remember the land in the above case was an alienated land to the Pualu Indah fishermen association (500 acres for co-op), which was later sold to Kuala Dimensi Sdn Bhd, and then subsequently sold to the government.

The land was a vacant land and no development had taken place before it was sold to Kuala Dimensi. The transacted value could be at a small fraction of the amount sold to the government. It had taken into consideration of the status of the land as well as it’s existing condition when sale happened. Kuala Dimensi probably had carried out leveling work and later sold to the government as improved site.

Probably with government backing the land was later turned into industrial use and approved by the local authority as a free trade zone. That was one of the reasons why land value had been appraised to reflect the special condition or right over the land use from Rm13 psf, to RM18 psf, to RM21 psf and later at  RM25 psf. But we must remember Pulau Indah is a Malay area and there was no industrial land in the vicinity, thus choosing the comparison to value the land for similar land use were probably a bit more difficult. Furthermore the land was a swampy land.

Therefore there was a vast different opinion from the government and the private valuer. It entirely depends on a lot of assumptions, assumptions such as; is there any road leading to the site, if there is who is responsible to build the road, and what about water, and the nature of the land, whether it is sinking, or whether it need special treatment making it suitable for the industrial building use. All these works involve cost, and who shall burden all these costs and who pay for the works. What is normally happen is that all costs are lumped into the land value or sale price. And that include interest which according to the government valuer was at 6%. This cost is only for land, what about the buildings?

So why do we have a private valuer who valued the land at RM29 psf.  It was certainly done due to the use of assumptions which were not yet realized.

If we go to 6% pa growth rate.

Malaysia‘s current economic growth is below 4%, and ETP or Economic Transformation Programme moderators with help from some 500 so-called elite economists and highly minded players have agreed that if, I say if, ETP can stretch the economic growth of the country to 6% per annum in next  10 years, you and me, and all of you, should get an average Gross national income of about RM48,000. Now, at below 4% growth rate we get a GNI of RM23,000 per annum. Wow, in ten years, it’s doubled! If we can do, and surely Malaysia Boleh lah bro.

The programs (ETP– Economic transformation Programme) has identified 12 National Key Economic Areas (NKEAs) as its main key growth engines. These NKEAs will be the priority for combustion of the economic  growth  and will receive prioritized public investment and policy support, with private sectors are being major industry players on nearly 92% funding of their own.  ETP will be led by private sector whilst the government role in ETP is as facilitator.

For those who wrote here before on various  unfamiliar names or acronyms I suggest please get a copy of the executive summary on ETP to get an insight of them and understand the foundation of the programme better.

Almost all us will be directly affected in one way or another looking at various proposed key areas that should be implemented. These include the following key areas:-

  1. Oil, Gas and energy
  2. Palm oil
  3. Financial services
  4. Wholesale & Retail
  5. Tourism
  6. Business services
  7. Electronic and Electrical
  8. Communication Content and infrastructure
  9. Education
  10. Agriculture
  11. Healthcare
  12. Greater Kuala Lumpur / Klang Valley

All of us, even a beef-bugger seller, roti canai seller, and fisherman will be affected by the programme in one way or another. This is a very simplified version of the ETP, to get a better understanding of the programme please visit Pemandu Webiste.

This poppy flowers aren’t grown in Afghanistan.  They are grown in Dorset, England. Sweeping through this field of poppies, gardener Hannah Taylor enjoys a remarkable display of the flowers in a field in Dorset today.

The striking display of colour was on show at an estate owned by a Conservative MP Richard Drax who has given up his land to grow the flowers for the NHS.

And the hot dry spring, alongside the weekend downpour has resulted in the bumper blooming of the crop, which will now be turned into morphine. Once the poppy heads are taken and dried the seed pods inside are processed and turned into morphine and codeine.  The process requires a degree of expertise which is why growers are confident the flowers will not be stolen by drug dealers looking to turn them into heroin.

Penguat Kuasa Melayu yang dibenci amat sangat.

Board meeting room

Ahmad Albab

Image via Wikipedia

Pelajar tingkatan satu hingga tingkatan 3 hafis Al Quran.
