China lahabau tau kuasa beli di tangan Melayu, berlumba menyediakan bandar ambil duit orang Melayu

Aku rasa China terlebih buat pasaran saikologi mengatakan mereka banyak duit.

Apa Chibai nya China menjadi pembekal utama halal hub?

PS2 | Kilang sedut duit Melayu. Jual penapis air, harga sebenar kurang RM500 sebiji.

Oh my God. Where are my ball and penis. They are gone!. I can’t see them. Before they were here, in the trousers.

Ustaz Afrika ialah ustaz yang menyebut perkataan ” All, all , all, alll, alll, lah, llah, lah, lah, hu hu hu ak ak ak ak akk bar, bar bar bar bar bar bar bar.”

Puasa setiap hari.

Sabar lah, apa hendak dibuat lagi orang orang Kelantan. Salahkan diri sendiri. Buat apa dengar ustaz Utraman dari Afrika?

Indirect Property Investment – against, Direct Property Investment

“Unless you are an expert property man, or, a company which has knowledge in the property management, then direct property investments are a good choice against any other reliable investments, such as bond, sukuk, fixed interest, annual sinking fund, or stocks. KWAP and EPF would prefer government bonds or property company stocks than selecting direct property investments for obvious reason, cash is unavailable in a very short time.”

“The most common characteristic of direct property investment is its unreliability when cash is in need. It will take time to sell and must have in-depth analysis and a proper valuation for a suitable sale of the property. It also involves management which will eventually cost money, time and energy to make the premises in the building achieves the investment return a company so desires to accomplice.”

“It requires a prime area, as a direct property investment is a professional choice without such advice from the professionals the investment would turn sour especially true in time when the property cycle is already at its highest curve. ”

“The type of property that is normally selected for trust funds in this country is commercial, and they seldom invest in residential units unless they are unique or classified as boutique, where demand for such space is always there irrespective of the economic environment, such as a residence suitable for corporate tenants or embassies on long leases.”

“Nevertheless, trust funds do not normally buy a residential property and they prefer a commercial property as it gives the highest returns over the capital value of the investment, such as 7 to 8%. So far the highest return (dividend) achieved by a trust fund among 14 available trust funds in this country is 10.49% (Am First), whilst the lowest is at 2.96% (CMMT).”

Indirect property investments are a new product in this country but they are the safest bet for investment and easy to keep up when cash is in need. You can sell the property share anytime and you still will receive incomes as well capital growth. Less hustle for corporate people who have little time to think of property management themselves as the trust funds normally engage professional property managers to manage the assets on behalf of the unit holders.”

“A good choice of the type of residential property which is very common is a bungalow unit in a less emerging area, the area in which supply of new units is not predicted to come on stream within the next couple of years. This is to make sure return such as rental income will be stable for at least 5 years.”

“As property management is still a brand new thing in this country, a condominium investment is a bit risky in that although known investments in condominium sustain a much high return, they too suffer during the property bubble and suffer the most especially when maintenance fees become too large compared against rental incomes which are dropping during that time.”

‘Unless it is located in a prime area of the city that has ample facilities such as good restaurants, hospitals, very close to offices, has a good transport or traffic circulation and  a pool of good quality retail outlets, those of the international standard, then the investment in condominium is seems as a risky one.”

A good example was when demand started declining in early 2009, some investors in condominiums in the parameters of KLCC area were experiencing a price drop as much as 40%, nevertheless  as demand for space from the local was still buoyant, the investors were still lucky to remain with the investments in their hand and able to recoup their original purchase price in the time when the economy was on the upturn again of late.”

“So a direct property investment requires an in-depth property knowledge, experience in property asset management, and a right advice to type of property which is on the trend in the market. It can never be made on hear-say type of investment, such as happening in Bukit Beruntung developments years ago.”

“Thank you”.

“See you again next time. Good luck with your investment. “

Cina tetap China, macam tu lah dia.

Perangai orang Cina tetap sama dimana-mana pun.

Lihat bagaimana jurugambar ketawa besar melihat gelagat beliau itu sambil mengambil gambar cara beliau membuat parking lot ditepi jalan besar Beijing.

Housing for the living and not the dead

Housing under My First Home  (MFH) is believed to be another scheme that betrays the land economic principle which is more importantly lacking the economic principle when it is on the premise of “helping the poor citizen owns a decent house near to his place of work“.

Industry players (all Chinese) have until recently voiced their dissatisfaction over the project’s viability, citing that what the government is trying to do is to disobey the land economic principle in which they always believe in and that makes them a strong group of developers in this country.

Many viewed the proposed MFH’s price range of RM110,000 to RM220,000 was below the market value and its required cost to build such a scheme in big cities such as Kuala Lumpur. They are also of the view that price should be from RM350,000 above and that the income threshold is to be increased from RM3,000 to RM5,000.

The land economic principle says in its central location theory that as land is located nearer to the city the center its price increases as demand forces price to elevate up due to its superior location. The government has not indicated to the public which piece of land that was located for the scheme and that the amount of premium the government was proposing to own such a land for the scheme wasn’t an issue either. It can be free of premium or at low cost so that the price of the homes that are built within the scheme can be priced to reflect a nominal profit in the hope to assist young professionals owning home within their means.

We are talking about helping people here. It is the idea from PM. And those people who are rich because of the government’s help and assistance while they are in the property industry  and who are all Chinese, are using all sorts of idea behind the economic theory to dispose the idea and promoting own agenda to increase the price. Well, they are really lucky blokes of people indeed. They could have been the “zalim people” as identified by PAS and DAP, who had “discredited” the government’s efforts at the backroom as always the case.

There are thousand acres of land now being used as graveyard (Chinese graveyards) in Kuala Lumpur, Ipoh, Malacca, Penang and other cities that government should step in and develop. The government should be strict as the Singapore government did in a similar instance. Bring out the dead from Kuala Lumpur and other cities to some other better and convenient place. After all they are already dead. They don’t mind. That would solve the issue affecting the land economic theory many (Chinese developers and Chinese Rich’s) viewed as an impossible reason to help and assist young Malaysian to live in Kuala Lumpur.

I think, this is the time the government must be strict on the Chinese’s backroom “land economic issues”, and the government also must be strict on issue that will assist all people of Malaysia in the end. After all, PAS already had said that our government was  a chunk of  “zalim” group of people. We must say we aren’t a group of  “zalim people”. I am tired of this kind of accusation.

And after all, in the end who cares.

They’re already dead.

Will continue.

Aku order semua pegawai penilaian supaya menilai semua harta mereka.

Aku tubuhkan satu jawatan kuasa penempatan baru.

“Mereka terus menembak kearah kami.

Salah saorang penunjuk perasaan, Ali al-Haji kerani bank berusia 27 tahun, memberitahu agensi berita AP, tentera mengunakan peluru hidup.

AP melaporkan tentera mengunakan senapang peluru anti pesawat kapal terbang kearah penunjuk perasaan melayang layang diatas kepala mereka.

Speculative Home Price – bubles up in 2012?

DSC_0613
Image by Gimi Wu via Flickr

A few groups including National House Buyers’ Association and The Federation of Consumers’ Association (Fomca) were reluctant to consider higher LTV (Loan Vs Value) ratio than the present cap of 90:10 citing it will be a burden to the first time buyer and also would go against the Government’s plan to encourage home ownership.

The worrying part for most new buyers or new families isn’t the initial cost of acquiring residential properties but they are more concern on the escalating prices of the houses in Kuala Lumpur‘s suburbs, whether now is the right time or later to start a family or to own a house. What are real reasons for home prices to increase exorbitantly?

The art and science of building homes for consumers are not that much different from the marketing and sale of  Nasi Kukus in the Ramandan bazaar. Both need skills in predicting the price, cost of production and some element of acceptable profits. If everyone in the bazaar produce similar nasi kukus, therefore it’s no matter how much your production cost is, the price will slip down at no time. Thus, the industry of nasi kukus is down.

The costs of development  for homes are little more complicated but they are similar in real term. For property development  it will involve the cost of land, building materials, marketing, professionals fees such as architects, town planners, valuers, legal fees, bridging loans and developer’s profit. Property development has an add up cost on time for period of construction that the project shall complete, the bumiputra discounts and other similar costs which shall be included to make the property development worth a while.

The basic idea for a successful sale for such a development is however the selling price or the market value of the property in the vicinity in which the proposed development is being carried out. If the proposed selling is above the current market value of  a similar property, then how do consumers know for sure the price is its money worth?

Current trend is to fair for bigger land area, better building materials, better building layout, ample road and circulations and other trendy and advanced branding terms than the earlier development projects.  Current market value of development land in the KL Suburb may come to as low as RM400,000 per acre or as high as RM1,000,000 per acre.

Those firms which own a huge land bank would make immediate profit by exposing their land as an housing area. It’s not known as to whether these firms are subject to development tax as the result of  incremental land value that has forced the price of building ballooning in many suburban areas.

As much as 40% increase in home prices registered in certain areas surpassing the 2009’s price level. That means a house price of RM250,000 now has become RM350, 000 and showing an incremental price of almost RM100,000 for each unit of similar type of houses. Some bungalows sold at RM2 million each but with a land area of lesser than 4,000 square feet, which suit as a semi detached previously. The huge profit due to the incremental value alone and taking into account a developer stands to scope another developer’s profit which normally accounts to  15% to 25% of the building cost in the same project, the winners in the upturn of the market lopsided to the developers and aren’t going to the home buyers or bankers.

The huge profit  attracts many developers in releasing their land banks into the market knowing full well the super profit they might get during the good time and in time when banks faces with stiff customer’s competitions.

What is worrying is that when the supply exceeds demand and when that happens, the home owners and financial institutions are at lost.

Thus reducing a loan to value ratio to 80:20 would in a way disturb the above speculative nature and in my view it’s good for first time home buyers. Forecast of the residential market also indicates that supply will exceed demand in 2011  or 2012.

Living in different places would bring back nostalgic memories.

Purple Cane Restaurant

In a week, I would spend my days in two different locations, one in Kuala Lumpur suburban area the place I normally live in, and the other in either the Genting Highland’s resort home or the Cameron Highland’s apartment, both places give me the physical atmosphere that I like most. Cool and quite.

Of course there are many good locations for Malaysian to live in away from the busy schedule of work in any one time. But when you have a growing family, it will be difficult to move around with all your family members to different places in a week.

It is interesting sometimes to leave your growing family a while, and back the following week as the head of the family.

My family is used to my disappearance to these two remote places, and sometimes they too appear in my favorite space to join me and my lusts for green and relaxing atmosphere.

It was  a while that we didn’t travel to other countries, otherwise, in every winter most of us would stroll the streets in Baywaters and Quensway, for kebab or other Arab’s foods and then mingle around in our favorite third floor apartment along Leinster Terrace.

Malayu Baru: question and answer. Oh my, I become a teacher.

Cover for the Business Strategy Wikibook.
Image via Wikipedia

Hey Bro Sak, Asslkm, this guy Melayu Baru wants me to argue my point written in the last post. Well, might as well do it.

Hello Malayu Baru.

Quote: “My question is – apa lagi yang awak nak? At the last count, RM 52 Billion”.

Hey, my friend, I am not the RM52 billion guys. Oh no, not me. I am not even a high caste Malay, or a family related with any government official, or politicians or vice versa, oh no, not me too. I am a low-caste Malay, ordinary but may be slightly well-informed of the things, business wise. Perhaps, I should say that I am in a business for many years, more than 35 years, probably it’s almost cover up your life span.

You can say, I am one of those who didn’t participate much in the government jobs. I help the public in general and mostly my friends are those who are successful not through the government but from gut and hard work given to the public. Ok, now you know a little of  my perspective. May be you say that I am lying, but then, who cares.

My other competitors are always other people of other races, I say, but I compete well. Till now I am ok, and in fact the basic business strategy for a small SME like the one I am in is to stay low and no borrowings. Ok you understand that?

That’s the best strategy, because the playing fields in which all businesses in this county are being played are first run by other races. Do you ever wonder, the best Malay managers from banks who helped through top SMEs while in the banks failed moment they went into similar business field he helped through?

Well, very funny, yeah. He earned high rating in the bank but failed. You see, even our minister too,  failed when he opened up a bank.

The thing is this, it stems from our own government policies. Those policies that bring about the famous phrase ketuanan Melayu, in fact are a double sided sword that killed trust among other business partner from other races. So, do you think they like you and give you job a priority? You are the “tuan” so what the heck you need a job for, find it yourself. Finish.

Let me ask another simple question. Do you think, let me be specific, Chinese will give you a job? No. Do they trust a Malay businessman? No. Never. That’s an open secret for you to know.

In some industries, demand for the job is from other races, the percentage of demand for the job is much greater from the other people or the other races. In this case, if you have been in that industry by mistake of choice, you are sidelined by a lopsided business industry. You tend to go for a definite failure, because business is a competition and when you have demand from other races, you shall not receive it because of that. They want to help their group too, the same like you and me. Or perhaps in retaliation to some government’s policies, like ketuanan Melayu. You can never know.

So the playing field is not perfect, and this imperfect world of business killed almost 90% of highly professionally run SMEs by the Malay for this reason. No matter how much you have invested even by borrowing, that is a sure failure. So, who they will hope for to get the jobs, they haven’t much choice, my friend Melayu Baru, but to go to only government’s jobs. Pity. Because, the government jobs are open to everyone, BN, MCA, MIC, Gerakan, and many more, all races. But Malay’s hope is only the government. You see my point?.

Because of so a few business avenue that is available to the Malay, except selling shirt or kain. So what do you want to do? Change the mindset or change the playing field?

You can change your mindset hundred times, like what Mahathir has done over the period, but only a handful of Malays SMEs stays afloat. The only way, I think is to change the playing field, and get a new referee. I don’t think Malays are that bad, as you have assumed.

The other thing is that as competition is robust and alive, corruptions are rife. This affects not only the Malays but the whole spectrum of people in all industries. Those who have power in the government are lured to lucrative businesses outside through corruptions. Indirectly, highly professionally run SMEs of the Malays are also sidelined as the result of this swift competition and corruptions. We are Malays, and we are Muslim, in the end, we lost to dirty tactics as always. You have chosen a way for your market to be tough against you. So be it.

You see, I like to watch Holland Vs Germany that other day, and when Holland got rough over  Germany’s players, I just wondered, yes, why Germany didn’t play the same tactic. May be they are Muslim too, just wonder!.

Thanks, Melayu Baru.
